Tenant placement is a leasing-only service. We price, market, show, screen, and place a qualified tenant in your rental, then hand you a signed lease and a documented file. Ongoing rent collection and maintenance stay with you or your existing property manager.

We work on a success-fee model. You pay nothing until a lease is signed, and the fee is quoted in writing before you commit. There is no upfront cost to list, market, or screen.

Then there is no fee. The success-fee model puts the risk on us, which keeps the incentive on placing the right tenant quickly.

For a well-prepared rental we average about 18 days from listing to a signed lease. Pricing, photos, and condition move that number more than anything else.

Always. We present a short list of qualified candidates with the screening file behind each one, and you make the final decision. We never place a tenant you have not approved.

No. Placement is a one-time, leasing-only service with a success fee. Full property management is an ongoing monthly service that adds rent collection, maintenance, and renewals. Many owners start with placement.
