    We learn the unit, the goal, and the timeline, then price against live comparable listings, recent leases, and submarket vacancy. The list price is the single biggest lever on how fast a unit leases, so we get it right before anything goes live.

    Listing & marketing

    Professional copy and photography, then syndication to the rental channels renters actually search. The listing goes live the day the unit is ready, not a week later.

    Showings & inquiries

    We field inquiries, qualify interest, and run showings, so you are not fielding calls or coordinating calendars.

    Screening

    Every applicant gets the same documented checks: credit, income and employment, identity, eviction and rental history, and landlord references, to fair housing and FCRA standards.

    Short list & selection

    You receive a short list of qualified candidates with the file behind each one. You choose; we never place a tenant you have not approved.

    Lease & handoff

    We execute the lease and hand you a clean file. You pay the success fee now, on a signed lease, and step back into ownership of the tenancy.
